TBT (February 2, 2015) - Four years ago, the Miami Herald had an article about the revival of Miami’s Omni District, now rebranded the Arts & Entertainment District. Previously, the area was run down with vacant lots and was even used as a set for the movie Rock of Ages featuring Tom Cruise. Fast forward four years and the area now has the completed Square Station, Canvas Condo, the under construction Art Plaza and Miami Plaza with more future development on the way.

After many purchases of vacant land in Miami's Omni District, the area looks to be heading towards a rebirth, according to the Miami Herald.

The neighborhood is located just North of Downtown, but South of Wynwood, Midtown and the Design District. Recent purchases in the area include 1400 Biscayne (Auberge Residences & Spa), Melo Group's land at NE 14th St & NE 1st Ave, and a $64 million transaction just South of the Miami Cemetery.

Land prices were around $60 a square foot five years ago have increased to $390 a square foot, but developers believe condos can be cheaper than Downtown, Brickell and Edgewater.

Initially announced in July 2017, the site for a 42 story Miami Marriott Courtyard in the Omni District has been demolished and cleared.

The 11,700 square foot lot was purchased for $8 million in February 2016.

The Miami Marriott Courtyards was designed by Shulman + Associates and will rise 580 feet with 270 hotel rooms and no parking. The hotel will also have a rooftop bar.

The site at 511 NE 15th Street is located next to the old Miami Herald Building and next to the upcoming Genting Hotel over the Omni Bus Terminal.

City Commissioners approved the closing of the street NE 14th Terrace to make way for a new bus terminal and 300 room hotel. In the meantime, a temporary bus terminal will be built by Resorts World Miami just East of the current site that will take will take 6 months.

Genting purchased 14 acres of land, which included the old Miami Herald Building, for $236 million in May 2011 with plans to build a casino, hotel and condos.

After being announced in July, a 42 story Miami Marriott Courtyard located at 511 NE 15th Street went under review by Miami's Urban Development Review Board on October 6th.

The 11,700 square foot lot was purchased for $8 million in February 2016 by Vinay Rama.

Designed by Shulman + Associates, The Miami Marriott Courtyard will have 270 hotel rooms and a rooftop bar.

The Omni Community Redevelopment Agency has agreed to purchase the Citizens Bank Building in the Arts & Entertainment District located at 1367 North Miami Ave, according to The Next Miami. 

The purchase price for the building is $4.5 million and is being sold by Big Time Equipment Inc, who bought the property for only $215,000 in 1998.

The 14,820 square foot building was built in 1925 by architect H. George Fink in a neoclassical façade with corinthian columns and used as a Citizens Bank. The building received historic designation in 1988.

In recent years, the building has sat empty, but the area was used in the Summer of 2011 as a set based on the Sunset Strip in Los Angeles for the movie "Rock of Ages", starring Tom Cruise. 

Genting's Hotel Over Omni Station Approved

A month ago, Genting proposed a 300 room hotel over the Omni Station bus terminal and those plans have been approved with a deal by Miami-Dade Commissioners. 

The 90 year lease includes renovating the bus terminal for $16 million and paying Miami-Dade County $10 million before it can begin work on the 36 story hotel. 

Genting has been lobbying for a casino on the site for years after purchasing 14 acres of land, including the old Miami Herald Building site, for $236 million.

Genting has proposed building a 300 room hotel over the Omni Station bus terminal, according to The Miami Herald. 

County Commissioners approved the proposal giving Genting a 90 year lease for the public land. Part of the approval meant Genting will renovate the existing Metromover station on NE 15th Street. If the project gets built, then NE 14th Terrace would be permanently closed and the hotel would be built over a rebuilt bus terminal.

Genting Group purchased the surrounding 14 acre site for $236 million in 2011, which included the old Miami Herald building with plans to build a casino that never materialized.
